Fifteen this season. One from last year.

The auction ended. Fifteen certificates this season, all new, all going into the tracker.

One line above them wasn’t from this season at all.

Same county I’ve worked before. Bought last year, just over $2,000. Still open, still unresolved, a full auction cycle later, sitting right above the fifteen I just won.

Everything about it said I should have a better idea by now. Nothing about it said when.

The longer it sits, the less it feels like waiting for a check and the more it feels like waiting for something else to become true.

That’s the part nobody tells you going in. Winning ends your part of the decision. It doesn’t tell you when the system will finish making its own.

A year doesn’t change that math. It just gives you more time to notice it hasn’t changed.

The fifteen new ones I logged and moved on. The one from last year I check first, every time. Not because it’s more likely to go wrong. Because I’ve had the longest to sit with not knowing.

I went back to a property I’d already won.

Not out of habit. I had the redemption history on it — bought the lien the year before, watched it clear, understood why the owner had every reason to stay current. Coming back wasn’t a guess. It was the closest thing to a sure thing this market offers.

Someone took it at 0.25%.

On a $783 certificate, 0.25% annualized is $1.96 for the year. Less than two dollars. Which means the person who took that position wasn’t thinking about yield when they typed in the number. They had already written off the interest before the bid.

So what were they buying?

A tax lien that doesn’t redeem converts. The path is long and involves specific steps, but the endpoint exists — and a lienholder in position can eventually get to that auction. At 0.25% on $783, they may not have been bidding on a return at all. They may have been buying a seat at a different table, at a price they considered cheap.

Same room. Same certificate. Entirely different math.

Here’s the part that stayed with me.

I thought my edge was the research — two years of history on that property, a clear picture of the owner’s situation, a reason to believe this would redeem. But research only creates an edge when the conclusion isn’t obvious. Once the answer becomes visible enough to act on, anyone willing to pull the same records can arrive at the same place.

I’ve been watching my other open certificates differently since.

Not for the rate. The rate is what the whole room fights over. I’m watching for what the room can’t price — certificates that require more than a single record pull, in counties where fewer people are willing to spend the time, with timelines that look uncertain from the outside but aren’t.

That’s where research stays invisible.

You can do all the hard work. Someone else can still take the position.

That’s not a failure.

That’s the market reminding you that effort and scarcity aren’t the same thing.

21 certificates. Three Florida counties. One thing I only saw the next morning.

The auctions went well — better than I expected going in. Capital deployed, season underway.

But not all of it.

I’d set aside capital for the counties with the most action — the ones I figured would carry the season. But in those counties the competition bid the rate down below my threshold, and I don’t bid below it. So I mostly didn’t win there. The capital I’d set aside just sat. Doing nothing.

Meanwhile, the quieter counties — fewer people chasing the same certificates — left the rate above my floor. That’s where I kept winning, and where the season actually came from.

The capital was in the wrong place. I’d pointed it at the loud counties, where it couldn’t clear my rate, instead of the quiet ones, where it could.

That’s the part nobody warns you about. The county with the most competition feels like where you should be. It’s usually where your capital goes to sit. The quiet county — the one with less action — is where the rate respects you and the money actually works.

Three years in, I still allocated toward the noise instead of toward where my rate held. The reps don’t make you immune. They just make you see it faster the next morning.

My savings account paid me less than a dollar last year. Not a bad month. The whole year. On $500 sitting there doing nothing.

I didn’t get angry. I just looked at the number for a long time.

That was the thread I pulled.

The first tax lien I ever bought cost $50. Over the counter. 18% interest rate, set by the state of Florida.

It redeemed in three months. I made $2.25.

That sounds like nothing. But $2.25 on $50 in 90 days — while my bank was giving me less than $1 on $500 in 365 — was enough to make me stop and ask:

What did I actually buy?

Most people who find tax liens stop at the rate. 18% sounds like the answer. It isn’t.

Three investors can hold the same 18% lien. Same certificate. Same rate. Three completely different outcomes.

One redeems in two months — capital back fast. One redeems in eleven — closer to what the rate suggests. One doesn’t redeem at all — and ends up in a tax deed process that has nothing to do with interest rates.

The rate was the same. The outcome wasn’t.

That’s the part you don’t see from the outside. You think you’re evaluating a number. You’re not.

You’re stepping into a system where time, strategy, and luck turn the same rate into entirely different experiences.

I’ve been inside Florida auctions sitting next to family offices and institutional buyers. Everyone in the room is playing a different game on the same property — and not everyone has the same resources going in.

That’s not a warning. It’s just what it actually feels like from inside it.

Florida counties start issuing again in the next few months.

I’ll be there. But I won’t be looking at the rate the same way.

I’ll be looking at the game behind it. Because the rate?

That’s just the price of admission.
